A Community Built Around
family life

Buying land is not just a financial decision. It is a decision about where your family will live, the neighbours you will have, the schools your children will attend, and the kind of daily life you will build together.

The Hills of Carmel was designed with that in mind from day one. Behind it are Daiwa House and Odakyu; two of Japan’s most respected property and infrastructure companies, with decades of experience building communities people genuinely want to live in for generations. That philosophy shows in every decision made here: from the placement of parks to the design of Carmel Village, which is already open and serving the community.

What that looks like in practice for families choosing IZUMI

  • Carmel Village is already open within the estate so coffee, groceries, and daily essentials are minutes away
  • Parks and walking tracks are woven through the masterplan, so outdoor life isn’t something you drive to – it’s part of your everyday routine.
  • A genuine neighbourhood is already taking shape, with established residents and a growing community that feels like a real place, not a construction site.
  • Some of Sydney’s Hills District’s most sought after schools are close by; Santa Sophia Catholic College, Hills Grammar School, St Luke’s Catholic College (Marsden Park), Box Hill Public School, and Rouse Hill Anglican College.
  • The community infrastructure is already in place: roads are built, Carmel Village is trading, and the estate is ready to live in now – not in three years.

How Buying Land at IZUMI Works

Step 1: Register your interest
Call our sales team on 1800 227 635 or complete the enquiry form. Our consultants will walk you through the available lots, current pricing, and what to look for when choosing a position in the IZUMI release. There’s no obligation, just a clear conversation about what’s available and whether IZUMI is the right fit for your plans.
Step 2: Choose your lot
Review the IZUMI site plan with your consultant and identify the lot size, position, and orientation that suits your lifestyle and home design. Lots vary in total area and aspect; some are ideal for single-level homes with wide facades, whilst others suit  double-storey designs or homes with larger outdoor entertaining areas. Our team will help work through which position gives you the best result for your brief.
Step 3: Secure your position with a deposit
Once you’ve chosen your lot, a deposit secures your position in the release and takes the lot off the market. Our sales consultants will guide you through the contract process and connect you with a solicitor if needed. Registration and settlement timelines vary a lot, your consultant will confirm the current status for the specific lots you’re considering.
Step 4: Arrange finance early
Getting your finance sorted before you commit is one of the smartest moves a land buyer can make, especially if your building new. Our preferred finance partner, Mortgage Advice Bureau Sydney, specialises in construction lending and land loans across NSW. They can assess your borrowing capacity, walk you through your land loan and construction finance options, and check your eligibility for the NSW First Home Buyer Grant and stamp duty concessions – which can make a significant difference to your upfront costs. Start the conversation early, even before you’ve chosen a lot.
Step 5: Settle and build at your own pace
On settlement, the land is yours. There is no mandatory build timeframe pressure from the developer, you can take the time to design a home you genuinely love, rather than rushing to meet an arbitrary deadline.
