The Hills of Carmel Residents Giveaway 2025 (“Competition”)
Terms and Conditions (“T&Cs”)

This competition is being run by DH BOX HILL PTY LTD ABN: 99 625 555 553 SUITE 502, level 5/2 Elizabeth Plaza, North Sydney NSW 2060 AUSTRALIA (DHBH, which is also the Developer).

Who can enter?

To be eligible to enter you must have purchased your land or house and land from DHBH (Developer), ‘Resident’.

Each Resident is entitled to one entry and must be over 18 years of age.

How to enter

The competition period commences at 8:00am AEDT on 5/12/2025 and ends at 05:00pm AEDT on 18/12/2025 (Competition Period), and DHBH reserves the right to extend the competition end date.

To enter the competition, Residents must submit an online entry by providing their full name, mobile number, email address, residential address, and accept these Terms and Conditions where required on the competition landing page https://www.thehillsofcarmel.com.au/residents during the Competition Period.

Entries are limited to 1 entry per Resident.

The competition will be advertised on The Hills of Carmel website, The Hills of Carmel Social Media Pages, and they will include a link and/or instructions to the competition landing page.

No late entries will be accepted.

Selection of winners

The Winners will be randomly selected at 09:00 AM AEDT on 19th December 2025 at the Offices of DHBH, Suite 502, Level 5/2 Elizabeth Plaza, North Sydney NSW 2060.

The Winners will be notified by email and telephone on the day of the draw by a DHBH representative.

The results of the draw will be final, and binding and no correspondence will be entered into in relation to the results of the draw. This is a game of chance.

The winners first initial, last name and postcode will be published on the website https://www.thehillsofcarmel.com.au/residents on 19/12/2025.

Unclaimed prize draw

If the winners do not respond within 1 month of being notified by DHBH that they have won a prize from the competition, or if the winners are not readily identifiable notwithstanding the reasonable efforts being made by DHBH to identify the winners, then they will automatically forfeit their prize and DHBH reserves the right to select another winner or winners through a second chance draw.

If necessary, an unclaimed prize draw will be held on 11/01/2026 at the same time and place as the first draw. The first valid entry or entries drawn will win any unclaimed prizes. The unclaimed prize draw winner or winners will be notified by email and telephone on the day of the draw.

The results of any unclaimed prize draw will be final, and binding and no correspondence will be entered into in relation to the results of the draw.

Promotion and marketing

By entering the competition, the winners agree to participate in such promotional activity and material as DHBH may require without remuneration.

The winner also consents to the use and publication of their name and any other details provided by the winners in any marketing material without any further reference or payment to the winners.

Prize

Three (3) major prizes, awarded to different winners consisting of:

• 1 x Gozney Arc XL Pizza Oven, Arc XL stand, Balance Placement Peel, Arc XL Cover valued at $3,200.00 inc GST
• 1 x The Vineyard Box Hill voucher valued at $500 inc GST
• 1 x Coles voucher valued at $300 inc GST

The first 100 entries will automatically receive a bonus prize consisting of:

• 1 x Durk’s Cafe coffee card vouchers redeemable for x2 coffees valued at $10 inc GST

Total prize pool at AUD $6,000 inc GST as at the publishing date of these terms and conditions.

No part of a prize is exchangeable or redeemable for cash or any other prize.

DHBH will take reasonable steps to distribute the prizes to the winners within 14 days of the draw.

General

Please read these competition terms and conditions carefully. If you enter the competition, we will assume that you have read these terms and conditions and that you agree to them.

1. To the extent permitted by the laws, Daiwa House Australia reserves the right to amend the competition and its terms and conditions at any time and for any reason, subject to regulatory approval (if required) and will notify entrants of any such amendments as soon as reasonably practicable on the landing page at The Hills of Carmel. It is the entrant’s responsibility to regularly check the competition landing page for any amendments. Any amendments will be applied and interpreted at the sole discretion of Daiwa House Australia.
2. If the competition is not capable of running as planned including by reason of technical failure, fraud or any cause beyond DHBH’s control, DHBH may cancel or suspend the competition or invalidate any affected competition attempts, to the extent permitted by law.
3. To the extent permitted by law, DHBH shall not be liable for any loss, damage or injury suffered in connection with the conduct of the competition or the competition or use of the prize (including but not limited to direct loss) including:
   1. Technical or telecommunications problems (such as security breaches, technical website malfunctions or glitches); or
   2. Acts or omissions (including negligent acts of omissions) of DHBH’s servants or agents involved in the conduct of this competition who are acting outside their authority as agent of DHBH.
4. Please read the DHBH privacy policy available on the, The Hills of Carmel website at https://thehillsofcarmel.com.au/privacy-policy/ which tells you how we use any personal information we may collect about you by you entering the competition.
5. DHBH collects personal information to conduct the competition and may, for this purpose, disclose such information to subsidiary and related companies, third parties, including but not limited to agents, contractors, service providers, and any company with whom we are running the competition.
6. DHBH is not liable for any tax implications arising from prize winnings, and you should seek your own Independent financial advice.
7. The laws of New South Wales apply to this competition. Entrants submit to the exclusive jurisdiction of the laws of New South Wales.
